A new build house, built from the ground up, is one of the biggest projects a client can take on in London. It needs careful organisation from the first day on site to the final handover, and we approach it that way.
New build homes we construct
- Detached and semi-detached houses
- Small residential schemes and infill plots
- Replacement homes, where consent allows
- Garden buildings and annexes that need full construction
Working from your plans
We can price and build from your architect’s approved drawings and specification. Send us what you have and we will tell you what else we need to give you an accurate quote.
How we run a new build
- Review the drawings, specification and site conditions.
- Provide a written quote and talk through anything that could affect cost or programme.
- Set up the site, complete groundworks and build the structure.
- Carry out the first fix, close in the building and complete the second fix and finishes.
- Arrange the inspections and sign-offs the project needs and hand over the finished building.
Planning consent and inspections for a new build
A new build needs planning permission and Building Regulations approval before and during construction, and often other approvals such as drainage and utility connections. We will make clear which of these sit with you, your designer and us, so nothing is left to chance.
Before a new build can start
Most delays on a new build come from things not arranged before work begins: planning conditions, Building Regulations approval, drainage and utility connections, and the professional team. Our guide to planning a new build home lists what normally needs to be in place. You may also want how to choose a builder in London and what to have ready before you ask for a quote.
Questions about new builds
Can you build from my architect’s drawings?
Yes. Send us the approved drawings and specification and we will price the work from them, and tell you if anything is missing that we need to quote accurately.
Who deals with planning permission and Building Regulations?
Usually your architect or designer prepares and submits the applications, and the build follows the approved plans. We will make clear who is responsible for each approval and inspection.
