Planning around your business
If you will keep trading during the work, tell us at the start. We can discuss phasing, working hours, noise, dust and access so the disruption is kept to a minimum.
Commercial building regulations and responsibilities
Commercial projects involve requirements that homeowners rarely meet, including fire safety, accessibility, licensing and the duties of clients under the Construction (Design and Management) Regulations 2015. We will talk you through how the project will be organised and what you will need to arrange.
Consents to arrange before work starts
Landlord consent, planning and Building Regulations, fire safety and licensing are best settled before the builder starts. Our guide to shop and office fit-out consents lists them, and the government explains your workplace fire safety responsibilities.
Questions about commercial building work
Can the work be done while my business stays open?
Sometimes. It depends on the type of work and the premises. Tell us your trading hours and we can discuss phasing and how disruption can be kept down.
Who is responsible for licences, fire safety and other approvals?
It depends on the premises and the project. Some sit with the client or landlord and some with designers or specialist advisers. We will explain which approvals are likely to apply and who normally handles them.
Do you work for tenants as well as owners?
Yes. If you are a tenant you will usually need your landlord’s consent for alterations, so tell us early and we can plan around that.
