A quote is only as good as the information behind it. The more clearly you can describe your project, the more accurate and comparable your quotes will be.
What to tell the builder
- What you want to build or change, and why.
- The type and age of the property, and whether it is freehold or leasehold.
- Where the property is, including the postcode.
- Whether you have drawings, an architect or a structural engineer already involved.
- Whether you will be living in the property during the work.
- Any dates that matter to you.
What to have ready
- Any drawings or plans you already have.
- Photographs of the areas affected.
- Details of any planning permission or Building Regulations approval already in place.
- A rough idea of your budget, if you are comfortable sharing it.
What to look for in a written quote
- A clear description of the work that is included.
- What is not included, so there are no surprises.
- How allowances for items you choose yourself, such as kitchens and tiles, are handled.
- How payment is arranged.
- Who is responsible for permissions and approvals.

When you receive several quotes, check they cover the same scope and specification. A lower figure may simply mean less has been included.
